    There’s no doubt that buying a home comes with a lot of things you need to get done including the termite inspection.

    If you’re like most buyers you’re probably wondering who orders the termite inspection, who pays for it, and who is responsible if any work needs to be done in the home before you purchase it/

    About the Termite Inspection Report

    Traditionally when a buyer writes an offer on a home in Southern California there is a section in the offer paperwork which gives a buyer the ability to request that the seller pays for the termite inspection report.

    This will cost the seller between $80 and $100.

    Any seller can tell the buyer that they are not willing to pay for the termite inspection report and the buyer can decide to pay for it themselves.

    But, it’s customary in Southern California that sellers provide buyers with termite inspection report, the BIG question though is who pays for work if it’s needed?

    Request for Repairs During 30 Day Escrow Period

    Once you enter the 30 days escrow process in California a buyer can submit a request for repairs, these may include plumbing repairs or electrical repairs (based on the home inspection) and possible termite damage repairs as well.

    At the end of the day, a seller has the right to reject requests for repairs from the buyer but that shouldn’t stop the buyer from requesting them.

    Success with termite inspection and repairs all relates to your agent and their negotiation skills regardless if you are buying or selling a home in Southern California because if you are a buyer you shouldn’t be willing to leave too much on the table, and if you’re a seller you shouldn’t be willing to give too much away.
